DSCR (Debt Service Coverage Ratio) loans qualify the property's income instead of yours — no W-2s, no tax-return gymnastics, no DTI letter. For self-employed investors and portfolio builders, it is the fastest scaling product of 2026. Here is exactly how the math works.

The DSCR Formula

DSCR = Gross Rent ÷ Total Monthly Housing Payment

Where the payment includes principal + interest + taxes + insurance + HOA (PITIA). Some lenders use net rent (75% of gross, to account for vacancy) — ask which.

  • P&I on $232,000 (20% down) at 7.25% / 30yr: $1,584
  • Taxes $280 + insurance $145: PITIA = $2,009
  • DSCR = 2,400 ÷ 2,009 = 1.19 — financeable but priced in the weak band
  • At 25% down ($217,500 loan → P&I $1,482 → PITIA $1,907): DSCR = 1.26 — standard band, better rate

What Counts as Rent — The Documentation Rules

  • Tenanted property: signed leases + bank statements showing deposit history (most lenders accept 75-100% of lease rent)

  • Airbnb/STR: some DSCR lenders now accept 12 months of platform statements; expect tighter haircuts (50-70%)

The Cash-Out Play (Why Investors Love DSCR)

Because qualification is property-based, you can extract equity without your personal income mattering: a $400k property appraised at $500k can cash-out to 70-75% LTV — $100-150k to redeploy. Rates run higher than purchase DSCR, but the loop (buy → rent → stabilize → cash-out → buy again) is how portfolios scale without W-2 income.

The Trade-Offs (What DSCR Costs You)

  • Rate premium: +0.75-2.5% over conventional — price it against your personal DTI alternative
  • Bigger down payments: 20-25% minimum typical
  • Prepayment penalties: common (3-5% declining) — fine for holds, bad for flips
  • LLC required: most DSCR lenders lend to entities — setup and maintenance costs
